Roof inspection: 6 simple checks

Your roof speaks to you. It is, however, a coded language. A simple visual inspection can save you a lot of trouble, but you still have to understand what you are seeing.

Here is a list of simple tips to help you easily decode what your roof is telling you.

1- Clean and clear drains

Drains must allow unrestricted water flow. Make sure there is no debris or residue around the drains.

2- Presence of vegetation and debris

A roof that does not allow water to run off easily will tend to allow moss or certain plants to grow. This buildup creates an environment conducive to the growth of mold and should be removed. Remove branches, leaves or any other material that could alter the quality of your roofing.

3-Bulges and cracks

You don’t need to be an expert to notice them. You will need to have these cracks or bulges in the waterproofing membrane repaired promptly as it is likely that there is seepage in these areas.

4- Projections

Check the seals at all projections. Check vents, chimneys, air conditioners, skylights, antennas, solar collectors, lightning rods, etc. Roofing components are generally the most likely places for water to enter.

5- Check the flashings

Make sure flashings are securely fastened, not damaged or rusted.

6- Caulking

Make sure the caulk is still flexible, in sufficient quantity and not cracked. However, caulking should not be added where it is not already present so as not to block the water outlet provided for this purpose.

This type of visual inspection will identify problem areas and, with regular maintenance, increase the life of your roof.
