Roof inspection: 6 simple checks

Your roof speaks to you. However, it uses a coded language. A simple visual inspection can save you a lot of trouble, but you still need to understand what you’re seeing.

Here’s a list of simple tips to help you easily decode what your roof is trying to tell you.

1- Clean, unobstructed drains
Drains must allow unrestricted water flow. Make sure there is no debris or residue around drains. 2- Presence of vegetation and debris
A roof that doesn’t allow water to drain easily will tend to encourage the growth of moss or certain plants. This accumulation creates an environment conducive to mold growth and must be removed. Remove any branches, leaves or other material that could impair the quality of your roof. 3- Dents and cracks
You don’t need to be an expert to notice them. Cracks or dents in the waterproofing membrane should be repaired as soon as possible, as they are likely to be the site of seepage. 4- Projections
Check seals around all projections. Inspect vents, chimneys, air conditioners, skylights, antennas, solar collectors, lightning conductors, etc. These are generally the areas most likely to let water through. 5- Check flashings
Make sure flashings are secure, not damaged or rusted. 6- Caulking
Make sure caulking is still flexible, in sufficient quantity and not cracked. However, don’t add caulking where none was originally present, to avoid blocking the water outlets provided.

This type of visual inspection can identify problem areas and, with regular maintenance, extend the life of your roof.
